Спецификация объемов работ — Bill of quantities
Ведомость объемов представляет собой документ , используемый в торгах в строительной отрасли , в которой материалы , деталь и труд (и их стоимость) являются детализировано. В нем также (в идеале) подробно излагаются сроки и условия контракта на строительство или ремонт и перечисляются все работы, чтобы подрядчик мог оценить работу, на которую он или она предлагает цену. Количества могут быть измерены числом, площадью, объемом, весом или временем. Для составления ведомости объемов необходимо, чтобы проект был завершен, а спецификация была подготовлена.
До появления графиков работ в предыдущие два десятилетия, счета-фактуры были, вероятно, наиболее часто используемым механизмом ценообразования / оплаты в строительных контрактах.
Смета выдается участникам тендера, чтобы они могли определить цену на выполнение строительных работ. Смета объемов помогает участникам торгов в расчете затрат на строительство для их тендера, и, поскольку это означает, что все подрядчики, участвующие в тендере, будут устанавливать цены на одни и те же количества (а не исходя из самих чертежей и спецификаций), он также обеспечивает справедливую и точная система проведения торгов

Сметные ведомости составляются геодезистами и оценщиками зданий , и «Действительно, количественные ведомости были причиной развития количественной съемки как отдельной профессии».
Исторически сложившаяся практика оценки стоимости строительства таким способом возникла из внеконтрактных измерений, снятых с чертежей, чтобы помочь участникам тендера указать паушальные цены.
Существуют разные стили количественных накладных, в основном элементарные накладные и торговые накладные.
Сумма непредвиденных расходов
Сумма на случай непредвиденных обстоятельств — это элемент, указанный в ведомости объемов работ.
Пункт относится к непредвиденным расходам, которые могут быть понесены во время контракта.
Существует два типа суммы на случай непредвиденных обстоятельств. Первый относится к конкретному элементу, например, «дополнительные изменения услуг при установке упомянутой душевой кабины», где элемент для изменения существующих услуг не содержится в ведомости объемов работ, но предусмотрены некоторые работы.
Второй тип суммы — это когда деньги могут быть распределены по любому предмету в рамках ведомости объемов, таким же образом, как в приведенном выше примере, или использованы как «дополнительные работы, которые должен выполнить подрядчик по запросу администратора контракта» .
Первый обычно определяется PQS клиента, а второй QS подрядчика (или коммерческим менеджером).
